Could work Better
In all fairness, we used this to seal the leaks on PVC piping which didn't work well. It was only afterwards that we saw that we should have bought something else for that as this is for horizontal surfaces. However, it is extremely viscous and if you don't use it all at once it forms a thick layer, almost half a centimeter or rubber/latex that you have to cut through to use what is left in the tin. It wasn't as successful as we had hoped.

Good sealant!
I have had a leaky join on garage base, thick application of MEN seems to have prevented water entry, have tried other methods without success.
